Vietnam's Land Law 2024 and Housing Law 2023 for foreign buyers: 50-year ownership, a 30% cap per building and 250 houses per ward

Vietnam's Land Law 2024 and Housing Law 2023 both took effect on 1 Aug 2024. Foreign individuals may own homes for up to 50 years from the certificate date, renewable once, with no more than 30% of the units in a building and 250 houses in an area the size of a ward.
