Summary
Rental yield is the rent a property earns in a year, divided by what it cost. It is the number most condo investors in Phnom Penh ask about, and the one most often quoted without a method behind it.
This guide does not give you a single yield figure, because there is no official rent index for Phnom Penh that we could find. Published rent data comes from private consultancies and listing sites, and it varies by building, size and segment. Instead, it shows you how to build your own estimate from evidence, how to turn it into a gross and a net yield, and which taxes reduce what you keep.
For current market conditions, read our Q3 2026 market update. For how the market is structured and how to read consultancy reports, see our Phnom Penh real estate market guide.
What this means for Phnom Penh
Where rent data comes from
- Consultancy reports. Quarterly reports cover serviced apartments and condos, usually as an average asking rent per square metre per month. They describe a segment, not your unit.
- Listing sites and agents. Asking rents for comparable units in the same building or street. These are the closest evidence for a specific unit, but they are asking prices, not signed leases.
- The developer. Rental guarantees or projected rents in sales material are marketing. Treat them as a claim to test, not as data.
The best evidence is signed rents for similar units in the same building. Ask agents for achieved rents and how long units sat empty before letting.
From rent to yield
Gross yield = annual rent ÷ purchase price × 100.
Net yield = (annual rent − vacancy − annual costs − taxes) ÷ total purchase cost × 100.
Gross yield flatters. Net yield is what you earn. To move from one to the other, account for:
- Vacancy. Months between tenants. Estimate from how long comparable units take to let.
- Building and management costs. Management or service fees, sinking fund contributions and agent letting fees.
- Furnishing and repairs. Most Phnom Penh rentals are let furnished, and furniture wears out.
- Total purchase cost. Add transfer tax, legal and registration costs to the price before you divide.
Taxes landlords pay
According to the General Department of Taxation (GDT):
- Annual property tax. Property worth more than KHR 100,000,000 is taxed at 0.1% a year on a tax base of 80% of its value (land plus construction), under Prakas No. 493 MEF.PrK of 19 July 2010.
- Withholding tax on rent. When a resident taxpayer pays rent on immovable property to a resident, it must withhold tax at 10% of the rent (Article 25 of the Law on Taxation; Prakas No. 578 MEF.PrK.GDT of 19 September 2024). Payments between taxpayers who are both under the self-assessment regime are exempt.
- Non-resident landlords. Cambodian-source income paid to a non-resident is subject to 14% withholding, unless a tax treaty sets a different rate (Article 26 of the Law on Taxation).
Your own tax position depends on your residency and whether the tenant is a business. Confirm it with the GDT or a licensed tax agent before you rely on a net yield.
Frequently asked questions
What rental yield can I get on a Phnom Penh condo? It depends on the building, the unit and the price you pay. Work it out from achieved rents for comparable units, then deduct vacancy, costs and tax to get a net figure.
Is a developer's rental guarantee the same as a yield? No. A guarantee is a contractual promise from the developer, and it is only as good as the developer's ability to pay. Check how it is funded and what happens when it ends.
Do landlords in Cambodia pay tax on rent? Yes. Rent paid by a business tenant is subject to withholding tax, and owners of property above KHR 100,000,000 pay annual property tax.
