According to Knight Frank’s Cambodia Real Estate Highlights for H2 2025, existing Phnom Penh condominium supply reached 63,334 units, up 9.6% from H2 2024. That period included 1,770 handovers from Vue Aston (895 units) and La Vista One River View (875 units). Knight Frank also reported average sales rates on monitored projects of about 3–4% in H2 2025 — described as the lowest in recent decades, with Cambodia–Thailand border tensions cited among demand drags. New-launch asking prices for those H2 completions were reported near US$676 per sqm of net saleable area (a launch mix, not a citywide resale index).

A CBRE-attributed synthesis published via PropertyHub and Global Property Guide puts Phnom Penh condo supply near 80,000 units by end-2025, up from about 72,000 at end-2024 in those same reads. APS figures cited in the PropertyHub overview put Q1 2026 stock at more than 76,000 units across 150+ projects. Separately, the local CBRE affiliation ended 1 January 2026; the continuing firm is Advantage Property Services, so older “CBRE Cambodia” labels should be read with that attribution caveat.

None of these figures is a license to invent rental yields or blend sources into a fake “official” total.

What this means for Phnom Penh

The gap between 63k and ~80k is mostly methodology — what sits inside a monitored or branded universe versus a broader pipeline — not proof that one house is simply wrong. For buyers and property professionals, the practical filter is completed, handed-over stock with clear title and management, not chasing the largest headline number.

Sales rates of 3–4% on monitored projects are a warning against treating off-plan speculation as the default path. Prefer buildings that have actually handed over.
